extra blank space/time at the end of an audio track

There is a significant amount of extra space, or blank noise at the end of my project that makes it several seconds longer than it needs to be. I have tried to select and cut the extra space/time out, but the program won't let me. I have also tried adding in some generated silence or other audio, and tried to delete that to see if it would get rid of the extra space, but no joy. Any suggestions?

Try using Ctrl+A to select all, then mix down the tracks to a single mono/stereo track.
Check the length of this track - trim off any unwanted silence at the end - the Exported audio should be the same as this track.

Exporting as MP3 will insert a brief silence at the beginning of the track due to a limitation of the MP3 format.
