Track Mutes..

I'm trying to record a song track-by-track and everything works fine up until I go to record another track. What happens is I finish recording 'Track 1' and it plays back fine, but then when I press record to do 'Track 2', 'Track 1' mutes. I haven't pressed anything (I don't think), but I still need to hear the first track in order to complete the second. And remember, it plays back fine on its own, it only mutes when I hit the record button. Please help!

"Edit > Preferences > Audio I/O"
Select "Play other tracks while recording new one"

(do not select "software playthrough" as that will cause a significant delay)
