"Quick" Fade-out on short clip

I have a very short clip, about 35 seconds and I want to ramp down the Fade-Out during the last five seconds however using the Studio or Fade-Out effects, it starts too early. On the Adjustable Fade-out, I can get the Fade to start in the right section but not go to zero volume at all. Hoping for some guidance on making this work.

Select the exact part that you want to fade out, then apply the effect.
