Go to "Edit->Preferences->Audio I/O" and make sure that "Play other tracks while recording new one" is selected.

Try increasing the audio buffers (Edit->Preferences->Audio I/O) and see if that improves it.
Note, if this fixes it, you may also need to change the "Latency correction" to get the recorded tracks to line up correctly.
